The Seasonal HVAC Maintenance Checklist

Maintenance is the cheapest HVAC work you will ever pay for. It prevents the emergency calls that happen on the coldest night of the year, and most manufacturers require it to keep a warranty valid.

Before cooling season: replace filters, clear debris from around the outdoor condenser, check refrigerant charge, clean the coils, verify condensate drainage and test the thermostat's cooling cycle.

Before heating season: replace filters again, inspect the heat exchanger, test ignition and flame sensing, check combustion and venting, confirm safety controls, and verify blower operation and airflow.

Between visits, the single most valuable thing a homeowner can do is change the filter on schedule. A clogged filter strains the blower, reduces airflow and shortens equipment life.

If it has been more than a year since your last tune-up, schedule one before the season turns.
